What works in Dubai property marketing

    Buyers enquire on several listings at once and answer on WhatsApp, often in the evening. Research on web leads found the odds of qualifying one fall sharply after the first hour. We set a reply target in minutes and report it per source and agent.

  2. 02Treat portals as a channel to prove

    Portal leads are high intent but shared: the same buyer contacts several agencies. Listing quality, a valid permit and a fast reply win the viewing. Track each portal’s leads through to viewings to see which one earns its subscription.

  3. 03Optimise ads on what happens after the form

    Send qualified-lead and viewing events from your CRM back to Meta and Google. Campaigns then learn who books viewings, not who taps submit. It only works when CRM stages are kept up.

    Russian-speaking, Indian, UK and GCC buyers ask different questions at different hours. Split campaigns, creative and reply language by market. When targeting Europe or North America, Meta may restrict age, gender and postcode targeting on housing ads.

    Off-plan launches bring registrations from ads, roadshows and brokers at once. Agree the ownership rule first (first registration or first site visit), stamp it on the record and follow up in the buyer’s language until EOI.

  6. 06Keep the CRM strict and boring
